During this phase, circulation patterns and minimum clearances are considered, rough sketches and elevations are developed, preliminary furniture and finish ideas are thought out and gathered, and finally presented to the client for review and comment.
Spaceworks can assist during the construction period by reviewing the product of work to assist in identifying conflicts and monitor compliance. We establish and advise regarding the basic line of communications for the project amongst all parties, including the contractor, client and all consultants to establish project close-out procedure.
Spaceworks offers coordination of the design and construction phase services of the various consultants in order to have a holistic, successful and safe project. We can manage the communications between consultants, project managers, and the client, review bidding information and forms for compatibility with documents prepared by all consultants and client’s requirements, as well as, providing direction to give effect to any design decisions taken.
Spaceworks develops floor and ceiling plans, elevations and all relative drawings in great detail after final approval of the schematic design. It accounts for roughly 30-40% of the project. This is the best part! Colors and finishes are refined, furniture, fabrics and equipment are selected and cost estimates are prepared, and the perfect door pull is selected. The resulting design is presented to the client for review, revision and final approval.
Spaceworks offers procurement of FF&E and art selection for any given project. We coordinate with manufacturers to select the best piece for the space, as well as prepare specifications when needed for a project bid. Correspondence is an integral part of this process, and we aim to not miss a fringe. At this time, the plans start coming to life with dimensions, finishes, and documents to support the information needed for the pricing exercise. We provide a full service area to assist in the entire process up to the time of purchasing. We coordinate directly with the selected furniture dealer and can be involved as much or as little as the budget can stretch.

Spaceworks’ programming process starts with a “discovery phase" and meeting which explores and unveils overall business practices, brand strategy and goals specific to our client’s marketplace. In short, programming solves business needs taking into consideration future growth, while providing assistance in evaluating our client’s real estate portfolio. Our team initiates a series of questions, which can be either in person interviews, or via online survey. This qualitative information becomes the heart of our program for interior planning + design and will be revisited at each design meeting to confirm the overall vision is on track and cohesive. The findings, in close collaboration with our direct team, ultimately form our design approach.

Through the creation of visionary and realistic designs we develop plans which awakens the imagination. In the interior design process space planning is the first phase where we take a much more in-depth look at the given space. We block out interior areas, define all spaces, circulation patterns and develop layouts for furniture and equipment placement, while considering all aspects of design to follow (lighting, finishes, branding, art, etc.)
